When you are buying a home for the first time, the process can seem overwhelming. But it doesn’t have to be—especially since so many professionals who do this all the time are there to help. After you’ve chosen your lot and builder, you’re on your way to your new home! With every builder and home, the process will vary slightly, but we can walk you through what will typically happen.

The home-building process takes an average of 4-6 months from start to finish for a semi-custom home, and 9-12 months for a fully customized home. The below steps will be the bulk of that process!

1. Meet to select floorplan and options. You will meet with a builder representative to select the floorplan you’d like to build. You’ll also have the chance to choose options and upgrades, so you can build a unique home perfect for your needs. If possible, walk through a model home when considering which options or upgrades are important to you.

2. Sign a contract and submit the deposit. You will sign a contract and submit the deposit to indicate that you are ready for the construction process to begin!

3. Choose colors, features and specifications. You will have the chance to select all the finishing touches that will give your home its style. This typically includes tile in bathrooms, flooring, and backsplash; countertop material and color; cabinet color, style, and finish; light fixtures; hardware; appliance color; and more. This can be the most fun part of the process!

4. Walk throughs. Most builders will have you walk through the home a few times during the construction process. It depends on the builder you’ve selected and their process, but usually you will walk the lot, walk through at frame up, walk through after drywalled, and do a final walk through when the home is complete.

5. Prepare for closing. Throughout the process, you will work with your mortgage broker or mortgage company and lawyers to pull together the paperwork necessary to close.

6. Closing, get the keys! At closing, you will sign the necessary paperwork, complete your full deposit, and you will walk out with keys as new homeowners! Congratulations!
